Beta Launch — Spring 2026
Spring Creek Advisory gives community bank professionals the analytical tools they need — credit, pricing, and industry analysis — without the enterprise software price tag.
What This Is
Spring Creek Advisory is a set of analytical tools and industry benchmarks aimed at the people who actually run small and mid-sized community banks — credit officers, loan committee members, ALCO participants, executives, and the analysts who support them. The problems the site addresses are credit classification, loan pricing, and how your bank stacks up against peers.
The tools were built by a banker who has spent 25 years on both sides of the exam table — as a state bank examiner and as a credit officer at a Nebraska community bank. They reflect what the work actually looks like, not what a software vendor thinks it looks like.

Determines the correct FFIEC Schedule RC-C, Part I classification for a given credit — including full cross-collateralization analysis, the FFIEC 50% collateral test, and abundance-of-caution handling. Produces a coded result with a plain-English rationale.
Open ToolDetermines whether a construction or land development loan must be classified as HVCRE ADC — subject to a 150% risk weight. Walks through the full ADC determination, all six statutory exemptions, and the 15% contributed capital test with item-by-item eligibility analysis.
Open ToolPrices a commercial loan against the bank's actual cost of funds using SOFR forward curves and FDIC-reported deposit betas. Models draw periods, interest-only phases, and amortization — and benchmarks the result against comparable market quotes to show where the loan stands relative to the market.
Open ToolIndustry Analysis
